Site Planning
Many land use and environmental laws need to be considered when developing a building site or adding to a structure on a previously developed site. County building and zoning regulations must be followed. If your property is on or near tidal water, or on certain streams that lead to tidal water, you are also subject to the complex regulations of the Chesapeake Bay Preservation Act, also known as “The Bay Act.”
Residential Site Planning
Before you can build any new structures on your land, or change the “footprint” of any existing structures, you may be required to submit a site plan to your county for approval before a building permit can be issued. A site plan, which in many cases must be prepared by a licensed engineer or surveyor, assures that your project conforms with all the regulations that may apply to your property.
Bayshore Design has significant expertise in residential site planning. We have prepared hundreds of site plans—the majority of them for waterfront property. Many involved complex situations that required intricate solutions. Our site plan services have the additional value of assuring that your home is ideally placed to optimize available views. Any plans for future expansion or additional buildings are taken into consideration. As part of our site plan services, we often obtain health department well and septic system permits, both for conventional and “engineered” systems.

Bayshore Design provides a full range of commercial site design services, including rezoning requests, special exception and conditional use permits, building site development plans and parking lot designs, commercial highway entrance designs, and stormwater management and erosion and sediment control plans.
